New Brunswick is the only Province in Canada where you can maintain totally private fishing if your property deed contains a riparian rights provision. The deeds to this pristine property contain such a provision. The Miramichi River is one of the best rivers in the world for Atlantic Salmon fishing. This Lodge was established in 1933 and operated as a commercial outfitting business until 2002.

This property is suitable for a private retreat, a private club or as a business. As a business it can still be operated successfully as an outfitting business for Atlantic Salmon fishing and upland game hunting. As well, it could be operated as a summer lodge or as a bed and breakfast.

A small group of us purchased the Lodge and Home Pool in 2003 and we commenced operating as a private Club [Wade's Salmon Club] and plan to do so until it is sold.

The Main Lodge is situated in a very mature pine forest and overlooks the Home Pool on the Miramichi River near Blackville. There are three separate deeds. One contains 2.26 hectares with river frontage, another has 850 sq. meters, adjoins the previously mentioned and contains river frontage. The third consists of 1,318 sq. meters and adjoins the other two but has no river frontage. Overall there is approximately 9.3 acres of land. See Map 2

There are four guest cabins: one with five bedrooms, two with three bedrooms and one with a single bedroom. Each cabin has a spacious living room, screened porch, air conditioning, electric heat, bathrooms with showers and air conditioning. There is a meeting room that converts into a guest cabin when required. The largest building, the dining room and lounge is connected to the kitchen. The gazebo sits on the edge of the embankment by the stairway leading to the river. The office contains two bedrooms. As well, there is a garage [used to store boats] and workshop, a second storage shed for boats and canoes, an equipment building, pump house, electrical shed and guide camp. A new well was drilled in 2001. Roofs were replaced in 2000.

There are sufficient single beds to accommodate 20 people. The purchaser will acquire all chattels, pictures, memorabilia, boats, motors, canoes and fishing equipment.

We can provide additional information to interested parties. We had a replacement cost appraisal undertaken in June 2004, by qualified appraisers.

Memberships Available
One Club Member owns three shares and is willing to sell the seasonal time related to two shares at a rate equal to the annual assessment to members and provide the purchasers with all the rights and privileges available to a member.
